It has a nice covered deck to sit and view the ships coming from Lake Ontario making their way up the St Lawrence River or returning to the lake! You might want to update the furniture and clean it up a bit. The park is a seasonal community and you need to be approved by the park in order to reside there. The park opens on May 15th and closes on October 15th. The lot rent is $2450 per year (payable half on April 15th and half on May 15th) and it covers water, sewer, garbage/trash pickup. This annual lot rent will be paid by the buyer with first half due right away(April portion) and the remainder due May 15th.The owner of the park takes great pride in keeping the place looking AAA PLUS. There a two billings during the year for taxes and they run around $75 each.There is a 10% fee ( based on sale price)that goes to the park as part of the sale so please figure on paying that. Dockage is available with this home for an additional cost of $30 per foot. We do have this home for sale locally and reserve the right to end this ad for sale early for any reason, if necessary.
